INTERCITY HOTEL,

Residential Dubai Completed 2010

31 floors of office space, 25 residential floors, and two penthouses — backed by a 9-storey parking garage with direct lobby access. The tight urban site is resolved by stacking uses, creating a refined columnar form with tiered setbacks and a high-performance green glass curtain wall that fades as it ascends. The mixed-use interior journey moves from a grand commercial lobby to private residential zones, with facade shading providing both character and comfort in the Dubai sun.

About the project

The architects addressed the constrained site by stacking offices, residential units, and amenities. This strategy produces a tall, columnar silhouette with tiered massing that articulates program shifts. The facade uses 22 types of patterned green glass in a gradient, amplifying verticality while improving performance and comfort. Internally, the sequence transitions from a grand commercial lobby to more private residential spaces, balancing prestige and intimacy. Shading strategies give the facade its distinct character and mitigate solar gain.
